Fund Manager, Richard Tanner, has been providing solutions for institutional investors for over 30 years and has developed a range of funds and segregated accounts to meet their differing needs, from value add strategies to traditional core style total return, a real return strategy and latterly a logistics strategy.

At UBS and AEW Richard launched a number of funds to meet the needs of institutional and retail investors. The AEW UK Core Property Fund was launched in 2012 to provide investors with exposure to a diversified, multisector portfolio of commercial property assets throughout the UK. The Fund sought to achieve superior investment returns through relatively high income returns, strong stock selection and active management of all assets. In the three years to December 2019, it was winner of the 2020 MSCI UK Property Investment Performance Award for unlisted pooled balanced funds up to £1.5bn.

In 2014, Richard launched the AEW UK South East Office Fund, a value add strategy focused on delivering enhanced returns from the South East office market, returning a 12% net IRR to investors.

AEW UK REIT Plc was launched in May 2015, to replicate AEW UK’s award winning Core Fund strategy in a listed investment trust.  AEW UK REIT has paid out a market leading dividend of 8p per share per annum, since the completion of its investment ramp up in early 2016.  The REIT’s property portfolio has also delivered total returns exceeding those from the MSCI/AREF UK PFI Balanced Funds Quarterly Property Index and reflecting this, AEW UK REIT was awarded Best Property Performance Award in the Citywire Investment Trust Awards 2020 and 2021.  The REIT has also been recognised for its excellent transparency of reporting, winning an EPRA Gold medal for financial reporting, together with an EPRA Silver medal for Sustainability.  In 2020 the REIT was also awarded EPRA’s Most Improved Award for sustainability reporting.

At the start of 2016 the AEW UK Real Return Fund was launched, largely as a solution for the increasing number of defined benefit schemes needing higher yielding real returns to match their cash flow liabilities and to help scheme sponsors plug any deficit in funding that may exist. The fund has an ever increasing exposure to the social sector.

At UBS Richard launched the award winning Triton Property Fund in 1994. A core strategy which grew to £2.7bn by 2005 with 500 investors and 100 properties, diversified across all commercial sectors and geographically across the UK.

2002 Estates Gazette Property Investment Award – Triton Property Fund was the top performing property fund in its size category, it was the third year that Triton won this category. In 2004 Triton won the Investor Excellence Award – Property in Global Investor Magazine.

In 2004 a value add strategy, the South East Recovery Fund (SERF) was launched, investing primarily in central London Offices, to take advantage of the opportunity in this sector. The fund grew to £650m.

SIPF was launched in 2006 and was amongst the first of the ground rent funds to be launched. The fund is still in existence today managed by Pramerica.
